Residence Rules

1. Respect and Conduct

• Treat fellow residents, staff, visitors, neighbours and service providers with respect.
• Harassment, intimidation, threats, violence, discrimination and deliberate disturbance of others are not acceptable.
• Residents are responsible for the conduct of their visitors while on the property.

2. Noise and Community Living

• Keep music, calls, gatherings and other noise at a reasonable level.
• Respect study and sleeping hours and any quiet hour rules communicated for the property.
• Do not create repeated disturbances that interfere with another resident's reasonable use of the accommodation.

3. Visitors and Occupancy

• Only approved residents may occupy a room on a permanent basis.
• Do not sublet, transfer, sell or give your room or access credentials to another person without written permission.
• Visitors must comply with security, access and conduct rules. Property specific visitor hours or sign in procedures may apply.

4. Safety and Security

• Follow access control, fire safety, emergency and security procedures.
• Do not tamper with locks, alarms, cameras, extinguishers, smoke detectors, gates or other safety equipment.
• Report lost keys/access devices, suspicious activity, hazards, damage or emergencies promptly.
• Illegal activity and possession or use of items prohibited by law are not allowed on the property.

5. Care of Rooms and Shared Areas

• Keep your room and shared areas reasonably clean and hygienic.
• Use furniture, appliances and facilities with reasonable care.
• Do not intentionally damage, remove or alter property belonging to Malungelo Properties or another resident.
• Report maintenance problems early so they can be assessed and addressed.

6. Damage and Responsibility

Residents may be held responsible, in accordance with the accommodation agreement and applicable law, for loss or damage caused intentionally or negligently by them or their visitors. Normal wear and tear is not treated in the same way as deliberate or negligent damage.

7. Shared Facilities, Wi-Fi and Utilities

• Use kitchens, bathrooms, lounges, laundry areas and other shared facilities fairly and leave them reasonably clean after use.
• Do not deliberately waste water, electricity or other utilities.
• Where Wi-Fi is provided, use it lawfully and do not interfere with the network or other residents' access.

8. Smoking, Alcohol and Property-Specific Restrictions

Smoking, vaping, alcohol and similar matters are subject to the rules communicated for the specific property and applicable law. Residents must obey any clearly displayed or written restrictions.

9. Access for Maintenance and Emergencies

Malungelo Properties may need reasonable access to rooms for maintenance, inspection, safety or emergency purposes in accordance with the accommodation agreement and applicable law. Except in an emergency or where the law allows otherwise, reasonable notice should be given where required.

10. Breaches of the Rules

Where a rule is breached, Malungelo Properties may investigate, communicate with the resident and take proportionate action allowed by the accommodation agreement and law. Serious safety, security, violence or unlawful conduct matters may require urgent action.

Residents should be given a reasonable opportunity to raise concerns or explain relevant circumstances where appropriate.
